Fine Grain achieves 100% occupancy at Waterside Innovation Campus

  • Fine Grain Property has realised its vision for the Waterside Innovation Campus in Citywest, reaching the significant milestone of full occupancy this month.
  • This achievement reflects years of work in cultivating a vibrant workplace community, with global and local businesses choosing Waterside as a place to collaborate, innovate, and grow. The latest letting to ChemPoint, an IDA client, marks the final addition to this thriving ecosystem.

Blocks 2 and 3 at Waterside Innovation Campus comprise more than 114,000 square feet of Grade A workspace and are supported by 434 car parking spaces. Both assets are fully let on FRI leases, with recent sustainability upgrades including LED lighting, EV chargers and photovoltaic panels. Block 2 holds a BER B2 rating and Block 3 a BER B3 rating, with both on clear pathways to A3 certification.

Waterside Innovation Campus sits at the heart of Citywest Business Park, directly off the N7 and only 14 kilometres from Dublin City Centre. The campus is home to a thriving innovation cluster with occupiers across healthcare, pharmaceuticals, technology, financial services, and consumer goods, including Abbvie, GSK, Roche, AMD, Infosys, Fidelity, Nestlé, and Volvo.

With strong connectivity provided by the M50, the LUAS Red Line and multiple bus routes, and with Technological University Dublin less than five kilometres away, the location offers occupiers access to one of Ireland’s strongest talent pipelines. The university has more than 29,000 students and produces around 7,500 graduates annually.

Fine Grain’s nationwide portfolio of18 properties supports more than 10,000 jobs across Ireland, with Waterside Innovation Campus alone providing high quality workplaces for thousands of employees in South Dublin. The surrounding community benefits from affordable housing, excellent local amenities and a young, highly educated workforce, with 44 per cent of residents holding a third level degree.

Darragh Lennon, Chief Operations Officer at Fine Grain Property, said:

“Achieving 100% occupancy at Waterside Innovation Campus is a significant endorsement of both the quality of our facilities and the strength of our tenant relationships. This success reflects Fine Grain’s strategy of building sustainable workplace communities that help leading employers attract and retain top talent.”

The achievement comes at a time when demand for high quality, well located and clustered office accommodation remains resilient. As employers continue to encourage their teams back into the office environment, campuses such as Waterside are proving particularly attractive. The combination of strong transport connections, access to a deep talent pool, and the presence of leading multinational occupiers has reinforced the importance of collaborative, community-focused workplaces. Fine Grain’s investment model, which emphasises sustainable facilities in established innovation clusters, is aligned with this ongoing return to the office dynamic.
