Fine Grain Property increases investment in Limerick

Fine Grain is proud to announce a new 10,000 sq. ft. work space for its client QAD in Plassey. QAD is a leading integrated business software company. Fine Grain is delivering an end to end, bespoke work space solution for QAD so they can focus on their growing business. The new office space will be delivered fully fitted and designed specifically with the needs of QADs valued staff in mind.

The Fine Grain office space in Plassey totaling 140,000 sq. ft. is now 100% occupied by leading multinationals.

Declan O’Connor, Property Director of Fine Grain commented “To meet the strong demand from Business Leaders for great work spaces in Limerick, Fine Grain is developing a new state of the art office building ‘Hawthorn House’, which will be ready for occupation in September 2019. This brings the total investment by Fine Grain in Limerick to more than €35 million with a total area of c. 200,000 sq. ft. and is a testament to the supportive and collaborative environment created by progressive stakeholders including Business Leadership, Limerick City and County Council, the IDA and the University of Limerick.”

The new addition will be a premium, 55,000 sq. ft. office work space, designed to a LEED Gold sustainability standard. Fine Grain is committed to delivering bespoke fully fitted work spaces for employers to enable them concentrate on their thriving businesses.

John Buckley of Cushman & Wakefield commented “With the majority of similar sized office space either leased or reserved, Hawthorn House provides a rare market opportunity to lease up to 55,000 sq. ft., within one of the city’s premier office destinations.”

The National Technological Park (’NTP’) in Plassey continues to be validated as a centre of excellence with continuing significant foreign direct investment and indigenous job creation. Some of Limerick’s largest companies including Vistakon (Johnson & Johnson), Northern Trust, Xperi, and Cook Medical are all located here.

The area is proving itself as a go-to location for the med-tech sector with Edwards Lifesciences recent announcement to invest €80m in a 600 job facility here, whilst another great neighbour Becton Dickinson recently opened its new research facility in the NTP. The University of Limerick, which is located at the heart of the Park, is a valuable resource for employers, and it too continues to expand with the recent completion of a new sports facility in Plassey.

The IDA recently received planning permission to upgrade the transport infrastructure in the park, in a preemptive development of infrastructure, anticipating future growth. As part of this upgrade, Fine Grain has secured planning for additional access, ensuring ease of access for employees from the Plassey Campus.

In relation to the QAD letting, Aoife Murray, Fine Grain’s Portfolio Manager, said:
“We are building a great community here at Plassey, with an emphasis on providing turn-key work space solutions to employers, so that they can focus on further developing and growing their business.”

Catherine Buckley, VP Finance, EMEA Region at QAD said:
“As we have been in the NTP since 1998 we are delighted to secure space within the Park that accommodates our present and future needs. The onsite facilities are excellent and will be a very positive and proactive environment where QAD will be able to continue to provide world class software solutions to our customers.”
