About our company

Fine Grain Property is an Irish-owned, international real estate investor and operator. Established in 2007 in Singapore, and following a successful investment period, Fine Grain Property set up its operations in Ireland in 2016. Since then, we have invested a total of €290 million in 16 business parks across Ireland. And we continue to invest, with the team and funding in place to continue this pace of growth.

We build success by buying and building properties to suit the needs of growing domestic and multinational companies across Ireland. Working closely with employers, IDA Ireland, local authorities and best-in-class consultants and contractors, we focus on delivering and maintaining excellent facilities for our clients. Our high-tempo, highly experienced team has a proven track record of driving performance and delivering results.

Ron Bolger Ron Bolger Chairman

Ron Bolger brings a wealth of experience and an extensive network in Singapore and Asia to the Fine Grain Property team. He provides corporate governance and board expertise to the management team, and his broad international contact base enhances the business’ effectiveness in carrying out its strategies and creating value on behalf of its investors.

Currently Principal of Ely Capital, Ron has served on the boards of publicly quoted companies on the Dublin, London and New York Stock Exchanges. He is currently Chairman or Vice Chairman of a number of companies including the Galway Clinic (private hospital) and ABP Food Group. Ron is Country Advisor to Cerberus Capital Partners LLC.

Ron is a former Managing Partner of KPMG in Ireland, was Head of the Asia Pacific Practice and a member of KPMG’s Europe and International Boards, and has also served as Chairman of the Irish State Telecommunications Company (Telecom Eireann). He is the former Vice-Chairman of AerCap and was the Chairman of the Audit Committee of AerCap NV for its IPO on the New York Stock Exchange.

Ron is a former member of the Irish Government’s Asia Strategy Group and the Irish Prime Minister’s committee on the International Financial Services Centre (“IFSC”), Dublin. He served two five-year terms on the Governing Authority of University College Dublin — and chaired its Finance Committee — before stepping down.

Ron has been the Singapore Honorary Consul General to Ireland since 2000, and has been awarded the Singapore Public Service Star.

Alastair MacDonald brings management, governance risk and compliance expertise to the board of Fine Grain Property. He also contributes specialist expertise on property origination, financing, structuring and fund set-up and management.

Alastair is Managing Partner of EisnerAmper Ireland, a Dublin-based firm of chartered accountants and advisors that provides services and solutions for governance risk and compliance. Alastair leads EisnerAmper’s advisory practice. His market specialisms include financial services and property.

Alastair previously worked with Deloitte; he is a Chartered Accountant and holds a BComm Degree (Banking & Finance) from UCD.

Lionel Alexander square Lionel Alexander Director

Lionel Alexander has a strong background in advancing commercial and technical innovation in Ireland and globally. His experience of driving business growth will further strengthen the Board of Fine Grain Property. Lionel has been Chairman of Intact Software since 2019.

Prior to this, Lionel completed a five-year term as Chairman of the Institute of Technology, Tralee, where he oversaw the amalgamation with Cork Institute of Technology to become Munster Technological University. As the former Vice-President and Managing Director of Hewlett Packard (HP), Lionel started his career in Singapore and relocated to Ireland where he managed the Irish Operations and HP’s Global Consumer Supplies Business.

He has also served on the Board of IDA Ireland for a period of nine years, the Irish Business and Employers Confederation (IBEC) for six years, and he was both the President and a Board Member of the American Chamber of Commerce. Lionel is also a Fellow of the Irish Academy of Engineers.

Colin began his career as an International Manager with HSBC in Singapore, Hong Kong, Taiwan and Bahrain before spending three years working with Far East Organization, Singapore’s largest private real estate developer. During that time, Colin managed the development and restoration of the historic 5-star Fullerton Hotel.

Colin went on to found McCraic Group in Singapore, identifying, leasing and refurbishing historic properties as successful bar and restaurant venues. This venture culminated in the successful trade sale of the group in 2009.

He founded Fine Grain Property in 2007, and drove the company’s growth in Singapore and Ireland. He is particularly proud of Fine Grain’s ability to drive investment returns by delivering great workplace communities for clients.

Colin, who was raised in Ireland, moved back in 2019 after more than 30 years in Asia. He remains passionate about applying the experience he accrued in Singapore to benefit clients in Ireland — and vice versa.

Colin is a past President of Boat Quay Business Association, Singapore, was President of Singapore’s Irish Chamber of Commerce for more than 10 years, and served as President of the Ireland Funds, Singapore, a charity which is part of a global philanthropic organisation. Colin is a member of the Royal Institution of Chartered Surveyors.

Kevin Mahony square Kevin Mahony Finance Director

Prior to joining Fine Grain Property, Kevin was Group Financial Controller of Hardwicke Property Group, an Irish property development and asset management company where he managed the financial control, treasury and company secretarial functions for the business. At Hardwicke, he was involved in the delivery of over 80,000 sq ft of Grade A commercial office space in Dublin city centre.

Kevin was also Head of Finance for SSE plc’s Onshore and Offshore Renewables business, with a particular focus on Ireland and the UK. He was involved in delivering over £1bn of renewables assets on time and budget.

Kevin has a Masters of Accountancy from UCD Smurfit School of Business and a degree in Business and Legal Studies from University College Dublin. He is a member of Chartered Accountants Ireland and trained at KPMG.

Kevin is a keen gardener, has completed the Dublin Marathon once and has every intention of doing it again. As a Mini-Rugby coach, he’s putting the experience he gained playing for Terenure College RFC to very good use.

Prior to joining Fine Grain Property, Damien was Head of Property and Global Facilities at IDA Ireland where he was responsible for the overall management of IDA Ireland’s property investment and development programme. Damien previously held the role of Head of Capital Programmes and Research Investment with the Higher Education Authority.

Damien is a Chartered Quantity Surveyor with 17 years’ experience in a wide variety of educational, industrial, commercial, healthcare, leisure and residential projects. Damien holds an MSc (Hons) in Real Estate from Dublin Institute of Technology, a BSc (Hons) in Construction Economics & Management from Limerick Institute of Technology, a Post Graduate Diploma in Project Management from Trinity College Dublin and a Post Graduate Diploma in Arbitration from University College, Dublin. 

Damien is an associate member of the Royal Institute of Chartered Surveyors and the Society of Chartered Surveyors Ireland. Damien previously held roles on the Board of the Grangegorman Development Agency and the Department of Finance – Government Construction Contracts Committee.

As a member of Fine Grain Property's Leadership Team, Louise's role is to provide strategic, as well as operational, HR support to the wider team. Louise has over 20 years’ experience working in senior Human Resources and Talent Acquisition roles, across a number of industries. She has an established reputation as a trusted advisor and coach to middle and senior executives across all aspects of HRM. 

Prior to her current role, Louise worked with MSD Ireland as an award-winning Talent Acquisition Lead, as well as several years as an independent HR Consultant supporting private clients across all aspects of HR. She also previously led the HR function for Mars Ireland as HR Director.  

Louise holds a BA in Italian and French from UCC, as well as post graduate qualifications in HR and Employment Law from NCI and UCD.

Kevin is responsible for the asset management of the Fine Grain Property portfolio, delivering quality workspaces and great working environments that meet the specific needs of our clients. Kevin’s responsibilities also include assisting Fine Grain Property’s expansion programme and the leasing activities of the property portfolio.

A qualified Chartered Surveyor, Kevin has over 13 years commercial management and leasing experience covering a variety of property types including retail, office and industrial. He joins Fine Grain Property from Cushman & Wakefield where he was an Associate Director in the Galway and Limerick offices. He previously worked with Mason Owen & Lyons in Dublin.

Kevin is a member of The Society of Chartered Surveyors Ireland and The Royal Institute of Chartered Surveyors. In his spare time he is a keen sportsman with a particular interest in — and aptitude for — hurling.

Ronan is responsible for the operational asset management of the Fine Grain Property portfolio, delivering best-in-class facilities that meet the specific needs of our clients. Ronan’s responsibilities also include the delivery of Fine Grain's Workplace Community programme creating a unique sense of place at each of our properties and aiding in the reduction of the portfolios carbon footprint.

 

A Chartered Surveyor with 15 years’ experience in property management. He has been responsible for the management of large commercial property portfolios comprising shopping centres, retail parks and offices for institutional clients and private property investors.

 

During his career, Ronan has gained extensive knowledge in service charge budgeting, lease document analysis and proactive management of tenant relationships. With a Masters in Town and Regional Planning, Ronan brings unique insight to the management of property assets.

Sean Sean McGuire Sustainability Lead

Sean is the Sustainability Consultant at Fine Grain Property and is responsible for the implementation of the Fine Grain Futures sustainability programme across the property portfolio. He is a key contributor in ensuring the delivery of successful Environmental, Social and Governance (ESG) outcomes in accordance with the Fine Grain Way ethos. Previously, Sean has held senior management roles in various sectors of the built environment including property management and main contractor construction activities. 

Sean’s technical background and passion for sustainability brings together the innovative skillset required to deliver on Fine Grain’s ambitious climate action goals. Sean is a Certified Member of the Institute of Workplace and Facility Management, holds a BSc (Hons) in Management from the Nottingham Trent University and a National Certificate in Construction Studies from Galway-Mayo Institute of Technology.

Mairead is responsible for the completeness and accuracy of the Fine Grain and ICAV accounts, as well as all cash management and compliance activities, ensuring the cash environment within the businesses is effectively controlled and managed.

Mairead joined the business from Citibank, where she spent seven years working in a number of key positions within the finance team. She is a qualified chartered management accountant.

Mairead has competed in both cycling and running competitions and is the proud owner of two dogs.

Nicole champions the Fine Grain Way, which is Fine Grain Property’s ISO certified process for delivering quality to its clients, and thus building long-term, collaborative relationships, listening to clients’ needs and delivering tailored workplace solutions on time, on budget, and to the highest of standards. 

Nicole is an experienced project manager and negotiator. She was previously responsible for asset management, leasing, and sale of properties at Fine Grain Property in Singapore. Her expertise in individual property branding helps to drive asset yields. She has a hands-on approach when it comes to managing the leasing process, which is especially important when the market conditions are challenging.

Michael is responsible for the research, development and underwriting of investment strategies at an asset and fund level for Fine Grain Property. Michael executes his responsibilities using Fine Grain’s diligent and entrepreneurial approach to investment. He also assists with Fine Grain Property’s expansion programme, working toward increasing the level of assets under management. 

Michael is a qualified chartered surveyor with 10 years’ post qualification experience in commercial real estate and financial services. He joined Fine Grain Property from Kroll Advisory, where he was a Senior Associate in the Real Estate Advisory Group. Prior to that, he was a Senior Asset Manager in the Commercial Real Estate Department of Pepper Assert Servicing. 

Michael is a member of the Society of Chartered Surveyors Ireland (SCSI) and the Royal Institute of Chartered Surveyors (RICS). He is also a Registered Valuer with the RICS and a Qualified Financial Analyst with the Institute of Bankers (Ireland).

Colm is responsible for financial reporting at Fine Grain Property. His role sees him act as a bridge between Finance and Operations, tailoring systems and reports to ensure that relevant information is in the hands of the leadership team to improve the ability of the business and act on strategic business opportunities. 

Prior to joining Fine Grain, Colm worked as a Financial Analyst in the telecommunications industry. He has also worked at a multinational food production company where he spent time working in various roles across a number of countries. These roles included sales, shipping and logistics, production and investigations, finance and operations. 

Colm has a Bachelors of Commerce from University College Dublin and more recently is a qualified Chartered Management Accountant and a member of CIMA. He is a keen sportsman with particular interests in Rugby, GAA and Golf.

Jack is responsible for Investor Relations at Fine Grain Property, ensuring effective communications with the company's investor base on the latest from the business relating to performance and growth.     

A Chartered Surveyor with experience in various asset classes within the Irish real estate market, Jack has a background in direct real estate investment, transactions and valuations. 

Prior to joining Fine Grain Property, Jack worked with Round Hill Capital in the Acquisitions and Investment team, specialising in direct investment in Irish multifamily and single family residential PRS assets, and in JLL’s Hotels & Hospitality Group where he focused on Irish hotel and hotel development transactions and valuations. He also has experience in the development land market, having started his real estate career in the Savills Development Land team.    

Jack is a member of the Society of Chartered Surveyors Ireland (SCSI) and the Royal Institute of Chartered Surveyors (RICS) and holds a MSc Real Estate from Technological University Dublin and a BComm from University College Dublin.
