Fine Grain Consortium (the "Consortium") was established in late 2007, pooling the investments of 90 individual and corporate investors, based in Singapore and overseas, through a Singapore-registered vehicle, to invest in commercial property in Singapore.  The Consortium was configured to provide a tax efficient, low cost structure for the investors.

 
 

Off-market acquisition of 52,000 sq ft residential property at 700 Beach Road, Singapore, in April 2008. In spite of the onset of the Global Financial Crisis in late 2008, the property was successfully repositioned as boutique office within 18 months, and 100% let to a high quality tenant mix, including global names such as BBC Worldwide, WPP Advertising, and Glanbia Nutritionals.

 
 

During three years working with Singapore’s largest private property developer, Colin MacDonald managed the S$400 million redevelopment and restoration of a five-star luxury hotel and shopping complex in a prime historic property.

   
 

Fine Grain provided advisory services to a multinational corporation in evaluating its office requirements and negotiating a favourable lease agreement in Singapore at the peak of the rental market cycle in 2008.

 
 

In 2010, Fine Grain launched a portfolio strategy to achieve superior returns repositioning niche office properties in Singapore’s Central Business District.

 
 

In late 2009, under difficult financing conditions, Fine Grain negotiated the successful repurchase of debt on one of its investments , achieving a discount on the principal amount. The repurchase was funded with a local Singapore institution, locking in interest rates for a three year period.

In late 2009, Fine Grain provided transaction management services to a UK fund in restructuring the debt financing of a c. S$150 million asset in Singapore.  This incorporated the preparation of the bank funding proposal, presentation and negotiation with financial institutions on behalf of the client.

 
 

In 2006, Colin MacDonald and Wan Fook Kong managed the S$380 million en-bloc sale of a prime 104 unit condominium in one of Singapore’s most prestigious residential areas . The project entailed aligning the interests of multiple owners, negotiating the sale, and managing legal aspects, including application to the Strata Title Board.
